It took 18 months, from the engineering plan to the review process, from the architectural renovation to the landscape design, from the material selection to the cost control, involving all kinds of challenges, and finally, the traditional 90s architecture was perfectly counterattacked into a post modem style, old and new. Integrate, be inclusive, and endow with a new era mission.

Renovation Preface

This renovation project is a group of factory buildings, which were taken back for renovation after being used as a hotel for many years. Enclosed by three multi-story buildings, the courtyard is not large, but in a core area such as Xuhui District, it can be regarded as a rather scarce office resource. The greening of the outer roads is so good that it is difficult to fully recognize the whole building on the street. The internal roads are relatively narrow and there are not many parking spaces. Two additional sky bridges connect the three buildings, making them one. There is also a wind and rain gallery connection on the ground floor. The facade of the building seems to have invested some cost, outsourcing decorative columns and frame facades, typical of the 90s.

Window Wall System

In order to reduce the review time, the method of the project's façade renovation is determined as a "window system".

The windows are wrapped with aluminum panels and combined into a systematic façade style.

This modularization also subtly resolves the huge gap in the "skeleton" of the three buildings. There is a stubborn arc, which is the "exquisite arrangement" of the original design in the courtyard.

Parking Space Expansion

Due to the age of construction, the original building was only equipped with about 30 parking lots, which is only a drop in the bucket for an office building with a scale of 20,000 square meters. Following the boundary of the land, the boundary of the building, and sacrificing part of the design of the atrium. Using non-vertical parking and mechanical parking spaces, the number of parking spaces has been increased to 150, which is five times the original parking spaces.

Landscape Design

After determining the open entrance facing the road, the original road was rotated. After increasing the depth of the landscape, a corridor linking the three buildings was also combined, which basically realized the traffic system of diverting people and vehicles. On the axis of the pedestrian road, the low platform is used as the opposite view, which shields the visual interference of the parking area and defines the scope of the pedestrian area. Landscape renovation also completes the improvement of space quality under the most unfavorable conditions.

For the first time, the rotation of the landscape axis is envisaged.

Design Extension

The original factory building was changed to a hotel operation, and then an office area was jointly built by the EDS Interior team and Weizhi Studio. It is not just the nature of use that is changed for a building. It is even more broken, and the acceptance of the new way of working is also the inheritance and interpretation of the brand by the space. It will stimulate innovation and diversified office methods, and pursue the future while preserving tradition.
